key description: consultancy on large
commercial and residential redevelopment
and change of use
year: 2010 – 2013
client: private developer
borough: Dacorum Borough Council, Hertfordshire
Unit One Architects were employed as client advisors for the redevelopment of a large piece of agricultural employment land, on the outskirts of Tring and surrounded by the Chiltern Hills in Hertfordshire.
A previously received consent for B1 and B2 space was revised and resubmitted for the site by project partners Cala Homes. Planning approval was granted by Dacorum Borough Council in December 2012 for a change of use from B1 employment space to 21 canal fronted residential dwellings with excellent car and rail links to London and Birmingham.
The new consent consisted of 8 x 4 bed houses, 10 x 3 bed houses and 3 x 2 bed flats. The development incorporates social housing, private and communal gardens and extensive re-landscaping of the site. All units have now been completed and sold and the development has provided significant returns for our clients and for their partners Cala Homes.
