Planning Granted for 4 New Build Terrace Houses in Haringey

We have obtained planning permission for 4 new houses at St Margaret’s Avenue in Turnpike Lane, Haringey for Haringey Council. 

Unit One Architects have been appointed by the London Borough of Haringey to collaborate on an ambitious programme to deliver 1,000 homes at council rents by 2022. We are proud to be working with a group of specialist consultants and key stakeholders to help them realise these bold targets. We will analyse and develop designs for 9 sites in their programme, ranging in scale from single houses in the Noel Park Conservation area to a 9 storey multi-unit tower in Wood Green.

Many of the sites are on back-land and infill sites, such as old garages, empty shops or are unusual spaces left over after previous estate planning. We are working hard to develop appropriate strategies to maximise the site for new homes, whilst also making positive contributions and improvements to the wider street-scene and public realm. All new homes are aiming for 50% carbon reduction over normal building control levels and are using sustainable technologies such as air-source heat pumps, mechanical heat recovery ventilation and high- performance thermal envelopes.

The site is located just off St Margaret’s Ave, a predominantly residential street with traditional Edwardian houses. These are generally red brick and feature decorative timber gables however many have painted brickwork. The site shares a boundary with the properties on St Margaret’s Ave, two newer properties to the south on Siani Mews and a row of Victorian properties to the east which fronts onto Haringey Road.  This extension to the terrace is designed as 2 pairs of houses with projecting gables and bays that follow the existing street pattern. Each house provides 4 bedrooms, two WC’s with showers and a further bathroom.  

One pair is pulled forwards in order to provide a little separation and privacy and to ensure consistency of the garden sizes, given the tapering site boundary.   The frontages are set back from the pedestrian access route to the nearby Mount View Estate and are protected by low brick walls, metal railings and gates. Secure bin stores and bicycle stores are provided within each front garden and set against boundary walls. 

The front gardens will be hard landscaped to reduce the maintenance required. The rear gardens are predominantly paved, with a similar material to the front gardens but also include smaller planters with durable edging materials.  Although not as deep as the properties in the surrounding areas, these private gardens offer valuable private amenity space in this busy North London neighbourhood.

Although this scheme was designed for a Local Authority, an alternative proposal with a few modifications could have been produced with a developer to produce housing for the private market.
