Planning Granted for 25 Apartments in Ilford

A granted planning permission has undergone a much-improved facelift by Unit One Architects before construction begins along Ilford High Road in 2020.

Originally appointed for Building Control and Tender drawing packages, Unit One Architects were able to add both social and aesthetic value to the granted 25-apartment scheme, via a Section 73 Application, which allowed for minor material amendments. We undertook a detailed review of the original planning permission and defined how the scheme could be improved in terms of elevational aesthetics and internal apartment layouts, whilst keeping within the parameters of the budget.

With the High Road acting as one of the traffic corridors eastwards out of Ilford and being subject to high volumes of traffic, the originally proposed rendered elevations and melamine panels would require regular maintenance, leaving a poorly aged façade if neglected.

Moving from a rendered scheme to brick would add some additional cost to the overall project, so to offset this we improved the efficiency and stack-ability of the proposed units which allowed for the scheme to come in within the original budget.

Working closely with the Local Authority, the client, and the design team, we were able to deliver significant improvements within a relatively short timescale without having to revisit the original planning permission. Works are expected to start on site in summer 2020.
